1. Introduction

This architectural feasibility study assesses the viability of constructing a new holiday let building within the site boundary of an existing dwelling located in Broadoak, Herefordshire, near the border with Wales on the River Monnow, close to the village of Skenfrith. The proposed project seeks to capitalize on the existing natural beauty and serene environment of the area, providing a high-quality holiday accommodation that blends seamlessly with its surroundings.

2. Project Overview

The proposed development will be a single-storey building with a dormer at the rear, accommodating a first-floor bedroom. Due to the site's topography, this structure will appear as a single-storey building at each elevation, with the ground floor screened by an existing retaining wall. The holiday let is intended to replace a previously approved but uncompleted stable block (Planning Application Reference: DS032133/F), with the new building located in the position of the existing concrete pad foundation.
